Affordability before house hunting
A comfortable payment is more valuable than a maximum approval.
Build a household budget that includes principal, interest, taxes, insurance, association dues and maintenance. Include moving costs, closing costs and reserves after closing. A lender qualification is one input, not a promise that the payment suits your life. Compare insurance quotes and tax information rather than relying only on an advertisement.
Ask lenders how rate, points, fees, down payment and loan type change total cost. Consumer mortgage disclosures are standardized for many home loans; a preapproval still depends on the property, underwriting and continued eligibility. Avoid new debt or unexplained money movements while financing is in progress without first discussing the effect with your lender.
Choose a payment and cash reserve you can sustain.
PUT IT INTO PRACTICE
Your lender approves more than your planned budget.
List a comfortable monthly cost, maximum cash to close and minimum emergency reserve.
