Start with the full cost
A rent payment is only one part of your housing budget.
Compare rent alongside utilities, parking, pet charges, insurance, transport and any mandatory service fees. Separate recurring expenses from application charges, a security deposit and moving costs. Ask which amounts are refundable and what happens if the application is denied.
Prepare a consistent application packet: identification, verifiable income information and references requested under the published screening criteria. Do not send sensitive documents to an unverified advertisement. Tour the home or verify a legitimate leasing process, confirm who is authorized to collect money and obtain receipts. A low price paired with pressure to wire money immediately is a reason to pause.
Verify first. Apply second. Pay through a documented process.
PUT IT INTO PRACTICE
A listing asks for a deposit before a tour and refuses to identify the owner.
Write your monthly housing budget and a separate move-in budget.
